A CMA reviews sales for the last twelve months of properties similar to yours in size, bedroom and bathroom count, amenities and location.   Adjustments are made for differences, to arrive at a range of value.

I also review currently active properties similar to yours, to show you what your “competition” would be.

The report would include full color, multi photo listing sheets of each “comp” so that you can assess the strengths or drawbacks of each property compared to yours.

I also review with you current market conditions: the number of sales and dollar volume for the most recent year (compared to previous years), to give you a handle on the pulse of the sales market.

Finally, I review for you William Raveis’ marketing strategy, comprised of 

  -professional photography of your home, 

  -a broker's tour, 

  -open houses for the public, 

  -print advertising, and 

  -internet marketing (MLS, Realtor.com, Trulia.com and zillow.com)
